Selling  or Leasing out your property is part of the services we offer. For Sales or Lease transactions, we offer your property based on the price that you quote us which in most cases you already have studied yourself. When our clients are  unsure about selling or leasing prices of their properties, we sell based on current market prices of similar properties in the area with prior consultation and approval by you. We work with a network of other licensed real estate professionals to help us move our listings faster. We use the Multiple Listings System (MLS) wherein we match property requirements with the listings in our database.
 
For Sales Transactions, brokerage fee, which is standard five percent (5%) based on the Gross Price is shared by cooperating brokers. While some owners may opt to give three percent (3%) to as fees to brokers, we encourage owners to pay as Professional Fees five percent (5%) as Sellers are naturally more motivated to push listings wherein they will get more in monetary terms.
 

The practice of giving 3% brokers’ or agents’ fee in the past was because of proliferation of non-licensed agents dealing real estate. Most of these agents who are also called "colorums" will accept these fees because they have no investments in the knowledge of real estate wherein a licensed broker to be one registered with Philippine Regulation Commission (PRC) will have to at the least attend a full one hundred twenty (120) hours of real estate seminar and pass the licensure exam and to renew, to attend Continuing Professional Development (CPD). A licensed broker to continue having the privilege of having his license is required by law to continue to enhance his knowledge of real estate by requiring him to attend seminars, conferences and conventions which have cost. A non-licensed agent do not do these these as they have no license to renew. A licensed broker will also have to be very careful in his transactions bearing in mind the responsibilities that he carries. With the advent of the Real Estate Service Act of the Philippines or RESA in 2009, the Philippine government has already declared practice of dealing real estate by non-licensed real estate practitioners illegal and punishable by law. Starting 2016, one has to be a graduate of B.S. Real Estate Management (BSREM) to be able to take the real estate licensure examination under PRC.

We also do Leasing with Property Management for condominium units located in Makati and Bonifacio Global Cities for absentee owners for hassle and worry-free ownership. We can lease your property out and manage property in your behalf. Management include taking care of unit maintenance and repairs, paying dues in owner's behalf, paying realty taxes, getting insurance, and getting tenants.
