AGENCY

Whether you are buying or selling, renting or leasing out a property, we can discuss “Agency” with us at EVERRA Real Estate as your Real Estate Professionals. We listen as you discuss your requirements and its parameters as well. As your Real Estate Professionals we may represent you as Buyer or Seller, as Lessor or Lessee or even deal into a joint venture project in your behalf as applicable.

It is possible for us to represent both the buyer and the seller, the lessor or the lessee, in any real estate transaction wherein we have the direct requirement you are looking for. We serve each of client with transparency and give our best service in each transaction.

SELLING OR RENTING/LEASING OUT

Our areas of concentration are in Makati City and Bonifacio Global City (also known as Fort Bonifacio). If you are selling or leasing out your properties in these areas then we can act as your Seller's or Lessor's Broker, as the case may be, through our lead broker, Vinia Lapuz, an active member of the Philippine Association of Real Estate Boards, Inc or PAREB, through its local board, Pasay-Makati Realty Board, Inc.(PMRB). We list your property in Multiple Listing Service (MLS) wherein we share your property with other licensed brokers to help us promote your property to sell or lease out faster. When you list with us, it is like listing with hundreds of other licensed brokers who have access to MLS.

If you are selling or leasing / renting out, we will request you to sign a Seller / Lessor- Agency Agreement /Authority to Sell or Lease. We will also request for copy of your title as proof that you are the rightful owner of the property that you want us to negotiate with. Legally, we just cannot sell or lease a property that someone just asks us to, we have to make sure the ones asking are the legal owners.

Seller or Lessor representation services are about selling or leasing out your property as quickly as possible, at the best price possible. Your Real Estate Professional has a wide range of marketing and selling services to achieve it. Your Real Estate Professional can provide current information about market conditions and about pricing of similar properties in similar neighborhoods. Your Real Estate Professional can pay newspapers and magazines to advertise your property. Your Real Estate Professional internet postings and networking with other real estate brokers. Your Real Estate Professional can enlist your property in the MLS. Should there be inquiries, your Real Estate Professional can do property staging, host an Open House and drive the interested parties to a site visit of the property. Should there be offers to buy, your Real Estate Professional can help you make an objective evaluation of each proposal. Your Real Estate Professional can negotiate with the buyers/ prospective lessees to get you the best price and terms. Your Real Estate Professional can guide you through the closing process and take care of the documentary and legal requirements to make sure everything goes smoothly.

BUYING

If we have the property you are looking for, then we can directly service your requirement. Otherwise, we go through our MLS wherein we have access to listings in certain areas that will suit your requirements and act as your Buyer's / Lessee's Broker.

If you are buying, you may be asked to sign a Buyer Agency Agreement. Buyer representation services can include a "needs" assessment and searching for the right property. Your Real Estate Professional can provide you with several properties to choose from, each property to come with complete presentation of facts and documents, all verified, and with objective assessment of the neighborhood, for your consideration. Your Real Estate Professional can validate claims of ownership and authority to sell to prevent you from incurring losses due to fraud or misrepresentation. Your Real Estate Professional can help determine your buying power and he can negotiate with the sellers for you to get the best price and terms. Your Real Estate Professional can guide you through the closing process and take care of the documentary and legal requirements to make sure everything goes smoothly.
