1.  DO NOT OVERPRICE
To make your property sell fast, we strongly recommend that you sell based on current market value for the property you are selling. Homes that are overpriced usually overstay in the market. Get to know how properties in your area are selling and if possible, how much a comparable properties have sold recently. More or less the property you are selling is worth the same price. Pricing factors also include location of the property, age of your house and its maintenance. To get a more or less accurate value or fair market value (FMV) of the property you are selling, hire a licensed appraiser, they are trained for the job and will give and assessment on how much you can sell your property. 
 
2. A HOUSE IS NOT A HOME
 
Detach your emotions from your property. Think of the dwelling you are selling as a house you are selling, not your home.  Learn to let go. Disassociate yourself from the property and accept that soon this property will no longer be yours. 
 
3. ON PORTRAITS AND PICTURES
When you are ready to put your property for sale in the market, it is advisable that you remove family pictures and allow the prospective buyers to visualize your property as their future home, which they cannot do if your pictures are there.
 
4.  REPAIRS

Soon you will be showing your house.  It is best to show its best to attract your buyer. Make your property marketable by doing some minor repairs-- fix leaking faucets, doors that jam, cracked tiles, broken windows, etc.  Consider repainting your house with neutral colors.
 
5. CLEAN UP
 
Your house must be clean and sparkling when you show it to prospective buyers. People are generally visual.
